Lower Kirby Urban Center

In 2009, the Pearland Economic Development Corporation and City of Pearland hired Gateway Planning Group to develop a strategy for the Lower Kirby Urban District, approximately 1,200 acres of mostly undeveloped land located on the western border of Pearland facing South Beltway 8. The Gateway study determined that the location was a prime destination for multiple types of development, including: urban residential, office, retail, a technology/research campus, and light manufacturing.

In interviews with stakeholders conducted during the Gateway study, most identified the Lower Kirby Urban Center (LKUC) as Pearland's best potential location of the type of intensive, mixed-use, walkable, transit-friendly, and urbanĀ district that many young professionals and technology workers seek in a destination to live and work. LKUC's proximity to the Beltway, tracts of largely undeveloped land, role as a park-and-ride and transit location, and the investments Pearland and PEDC have already made in the district make it a major strategic priority for the city's future. A management district has been established for the LKUC, the Lower Kirby Urban Center Master Plan and Implementation Strategy have been developed, and a form-based code designed and approved. This developer-friendly climate and unique investment opportunity drove America Modern Green to select the LKUC as the destination for its first U.S.-based project, The Ivy District.

The Ivy District will be a $300 million USD dynamic mixed-use, walkable center complete with luxury residential options including townhomes, lofts and condominiums, state-of-the-art class-A office space, shopping and 18 acres of dedicated green space. Located off of Highway 288, the district is south of the Houston Medical Center just past Beltway 8. It will contain 800,000 plus square feet of retail, hotel and office space. The Ivy District will also offer upscale residential options for all age demographics. The district will be built using energy-efficient technologies that will reduce energy costs for businesses and residents. The Ivy District will be a beacon of modern development in the Pearland community.
